Terms & Conditions

1. Scope

These T&Cs apply to all accommodation contracts concluded via oh-key.de, my.oh-key.de or our distribution partners between UnicHomes GmbH (hereinafter "Operator") and the guest or booker.

2. Contract conclusion

The accommodation contract is concluded when the Operator accepts the booking request. Acceptance takes the form of an electronic booking confirmation sent to the email address provided by the guest.

3. Services

We provide the booked apartment for the agreed period and guest count. Bed linen, towels, Wi-Fi and self-check-in are included in the accommodation price. Additional services such as extra cleaning, early check-in or late check-out are included only if agreed and subject to availability. Their prices are communicated before you book the additional service.

4. Prices and payment

The prices displayed in the relevant booking channel when you complete your booking apply, including statutory VAT. Please refer to the price breakdown and booking confirmation. Payment is by credit card or one of the payment methods offered during booking, at the latest on arrival. If your selected rate requires earlier payment or prepayment, the terms shown in the offer apply. Under the non-refundable rate, the stay price is due in full immediately.

The city of Fulda currently levies a tourism contribution of €2 per liable person and day of stay. It generally applies to adult guests who are not local residents; statutory exemptions remain unaffected. Arrival and departure count together as one day. The contribution is shown separately on the invoice. If already included in the displayed total, it is not charged again on top. Please refer to the price breakdown in the relevant booking channel.

5. Cancellation

The cancellation terms displayed before completing your booking for your selected rate and booking channel apply. Unless the offer states otherwise, the Flexible rate permits free cancellation up to and including the day of arrival. The Non Refundable rate does not provide a contractual right to free cancellation or a refund; the stay price is due in full immediately. In the event of a no-show without prior cancellation, the agreed stay price is generally payable. Saved expenses and income from re-letting are deducted. You may demonstrate that no loss or a substantially lower loss was incurred. Statutory rights remain unaffected.

6. Check-in and check-out

Check-in from 3 PM, check-out by 11 AM. Self-check-in via a digital key code, sent automatically to the guest on the day of arrival. Early check-in and late check-out are possible on request, subject to availability and a surcharge.

7. Guest's duties

Please treat the apartment and its furnishings with care and observe the house rules. Report damage or defects without delay. Smoking is prohibited inside the apartment. A fee of €250 applies to special cleaning required due to a culpable breach. You expressly retain the right to demonstrate that no loss or a substantially lower loss was incurred.

8. Liability

We are liable under statutory provisions for intent, gross negligence and injury to life, body or health. Liability for a slightly negligent breach of essential contractual obligations is limited to foreseeable loss typical of the contract. Essential obligations are those necessary for proper performance of the contract and on whose fulfilment you may regularly rely. Mandatory statutory liability, including liability for guests’ belongings, remains unaffected. Please keep valuables secure and report any loss promptly.

9. Final provisions

German law applies, excluding the UN Sales Convention. Place of jurisdiction is Fulda, provided the guest is a merchant, a legal entity under public law, or a special fund under public law. Should individual provisions of these T&Cs be invalid, the validity of the remaining provisions remains unaffected.
